Residential real estate prices vary significantly based on location within Eagle County. Real estate in Vail and Beaver Creek can be quite expensive, but many surrounding communities such as Gypsum, Eagle, Minturn and others offer significantly more affordable options, all within an easy 35-minute travel corridor.
Housing is the key element pushing Eagle County’s overall cost of living above the U.S. average. The Council for Community and Economic Research produces an annual County Cost of Living Index (CCLI) that serves as a measure of relative cost of living between different locations across the county.
In 2013, the CCLI indexed Eagle County at 107.8 against a nationwide average of 100. In the CCLI, a number above 100 is more expensive than the U.S. average, and number below 100 is less expensive than the U.S. average.
Housing costs in Eagle County are indexed at 123.2, while most other consumer goods and services in the county fall slightly above or below the U.S. average, making housing the primary driver elevating local living expenses. That said, as you can see in the table below, Eagle County housing costs are actually quite competitive with a number of other Colorado counties and their key metropolitan communities. The fact is, Vail Valley’s cost of living is comparable to, or in many cases, less than that found in many major metropolitan areas across the country.
