Eagle County real estate sales surpassed $1 billion; this brought the 2nd quarter to an end 47% higher than last year’s sales volume of $756,588,257. This is the first time since 2008 that dollar volume year-to-date through June has been over $1B. Transactions also saw an increase – 13% higher than last year.
Eagle and Gypsum were the top two areas that generated the most transactions with 47 and 38 respectively. In total, these two areas combined had 85 of the 219 total transactions – nearly 40% of the sales. This was twice as many transactions as the 3rd and 4th busiest areas, Avon and EagleVail, with 17 and 14 sales respectively. These transaction numbers were partially due to the higher-than-usual number of “local” buyers; “local” buyers accounted for 64% of all real estate sales in June.
EagleVail’s year-to-date average price-per-square-foot for single family homes has increased 10% since last year, from $300 to $330. You can see the PPSF for each area broken down by single family, multi-family and vacant land on page 12 of the attached report.
There were six homes that sold in June over $5M; the highest priced home sold in Vail Village for $12.6M. This brings the total year to date sales over $5M to 26 transactions.
